The NIR Center will be located in the heart of the Central Eastside Innovation Quadrant and will provide the built environment necessary for Portland’s expanding bio-tech industry. The building will provide 190,000SF of BSL2 lab space and 65,000SF of creative office, conference and event space, along with 5,000SF of retail on the ground floor with the potential of a child care center. There will be parking for 100 cars below the ground floor level and easily accessed from the southwest corner at 9th and Washington.
It is envisioned as an up to 10 story mass timber structure featuring cross laminated technology. The mass timber used is a renewable resource and will entrain more than one ton of CO2 per cubic meter of timber. The building is oriented to benefit the energy efficiency of the building and the experience of the occupants. This orientation will save 20% in energy costs.
The site bounded by SE 9th Ave and SE 10th Ave running north and south, and SE Stark St and SE Washington St running east and west, is in an area of redevelopment that is intended to maintain aesthetic vernacular of the existing neighborhood. It is surrounded by many of Portland’s most celebrated restaurant and brewing establishments, as well as more than 1,200 newly developed residential units. The building will be conveniently located to mass transit and freeway access to facilitate a wide range of tenants’ commuting needs.
The NIR Center will be constructed in phases with the first phase consisting of the concrete base of parking and the south east tower and elevator core. The phasing will continue with a total of 4 phases rounding out the property.
